Ciao

My company grants me a total annual housing allowance of 318,000.00 Rands. We are a family of 4 (my wife and I plus two children 4 and 6 years old).

We would like to live in a nice area close to the best private schools (Redhill, AISJ, St.John's etc), and of course we would like to have at least a fancy 3 bedrooms house with a small garden and pool in one of those security estates

My questions are:
1)is my budget enough?
2)what is the best area you would suggest me to live in accordingly to my budget?
3)besides privateproperty.co.za can you suggest me another good agency? 4)what's the deposit a landlord/agency usually asks for in terms of rent?

I would be thankful to whoever will decide to spend few minutes of his/her time to answer any of my questions... thank you so much and grazie ciao

Hi Francesco

With a budget of R318,000 a year for housing, you should be able to find a pretty decent three-bedroom house in a security complex in Johannesburg.  

If you're looking for a good area close to these schools, you could consider Bryanston, Rivonia, Sandton, Morningside or a bit further out is Fourways. All these suburbs have quite a range of security complexes. A three-bedroom house in these areas will be in the range of around R15,000 to R30,000 - plus you need to factor in that you will have to pay for your electricity separately as this is normally not included in the rental. The deposit normally expected is the equivalent of one or two months rental, depending on the agent. 


Another thing to bear in mind is that traffic can be a nightmare in Joburg and you need to consider your location carefully - so consider the proximity to both your office and kids schools so that you can plan your routes carefully in the mornings. 

Another good website you could check out for rentals in Johannesburg is privateproperty.co.za or you could contact an agent directly. Agents in Johannesburg include Pam Golding, Aida, Chas Everrit and Rawson, who all deal with rentals and property for sale.

Dear Catherine thank you for the detailed answer.... anyway it seems that my budget will be just enough for the house if then I have to consider all the extras (electricity, security etc..). Yes I know the privateproperty.co.za website, but there house rents jump from 18k to 25k... it seems there is nothing for 22k or similar.. thank you again ciao Francesco

Note that all rents are negotiable. A longer lease will earn a discount.

@Monsoor - you will definitely find a nice 3 bedroom house in a secure area for ±R23000 per month. Browse around websites of Pam Golding, Eris; Remax; Private Property etc to get a feel of what you'll get for ± R23000 per month.
